Asbestos Risk: Common Questions

How can I tell if my house has asbestos?
You cannot confirm asbestos by sight. The strongest clue is age: any UK building built or refurbished before the year 2000 may contain asbestos-containing materials. The only way to know for certain is a laboratory test on a sample, or a professional survey. Never disturb a suspect material to check it.
Does a house built after 2000 contain asbestos?
It is much less likely. New asbestos materials should not have been installed after asbestos was fully banned in the UK in 1999. Reclaimed materials, earlier extensions or unrecorded refurbishments can still introduce older asbestos, though, so a post-2000 build is lower-risk rather than guaranteed clear.
Is this asbestos risk checker accurate?
It gives general guidance based on your property's age, the single most useful clue to asbestos risk. It cannot confirm whether asbestos is actually present. Only a laboratory test on a sample, or a professional survey, can do that, so treat the result as a sensible starting point, not a verdict.
